It takes 50 minutes to travel the 20.6 miles from pavement to this ranches front gate. No other gates to pass through but it will take a few trips to remember all the turns. If you want remote, this is the place for you. Allende is only 35 miles down Hwy. 57 from Piedras Negras, Coah./Eagle Pass, Tx but the ranch is private, remote, and peaceful. There will be no one else around except the wildlife. This place has not been hunted since the Texas owner purchased it many years ago. It has very good brush, lots of roll to the country, and some very high hills to view your ranch. There are two water wells. A gasoline powered generator pumps water to a hilltop storage tank and from there water is sent to troughs throughout the property. This is a 350 to 400 head cattle ranch that is in very good mule deer country. It is 12 miles from pavement on very good improved road (40mph) then another 6 miles of washboard. This last 6 miles can easily be corrected with a grader. The ranch can be accessed by this route, by another through a 1/2 mile long tunnel carved through solid rock, or by improved road from the south via the town of Ocampo, Coahuila.
From the border town of Eagle Pass, Texas, driving time will be 5 hours. The ranch itself has a very good road system, many miles of good cross and perimeter fencing, and about 40 dirt water tanks. The north end of the ranch is watered by two wells powered by solar and diesel pumps. The south end is watered strictly by the dirt tanks. There is a fairly new owners home and adequate worker housing, and a large barn and cattle pens. The dirt airstrip can handle large twin engine aircraft. The three full time vaqueros will want to remain. The cattle will not convey. Priced at $1,200,000.00US or $34.28 per acre.

This is a good cattle ranch, reasonably priced with equal or larger ranches as neighbors. Sabinas is one hour from Eagle Pass, Texas and the ranch is another one and ½ hours from town. Most of the road to the ranch is exceptionally well maintained and the roads on the ranch are very good as well. Good vaquero housing, the large, two story owners house will need some work but is livable now. At present there are no cattle on the ranch and there is only one well in good working condition. Consideration will have to be given to improving the water distribution and cleaning out the many dirt tanks in order to maximize the ranches ability to run its 600 head capacity. Good grasses throughout the ranch, all native. All of the ranch can be grazed. The present owner, a third generation cattleman descended from early pioneers to the area, purchased this ranch 8 years ago. He bought the property during one of Mexico's worst droughts and shortly after the devastating peso devaluation. The owner states: "I thought at the time and still do, that the way to profit on this ranch is by buying heifer calves, growing them out on the ranch and then breeding them to a Brahma influenced breed bull. We would have gentle mother cows, used to this environment, that could produce well for us and produce the steer that the US cattle buyers want." For the right, experienced person, a mutually agreeable financing structure could be worked out with the owner and his 50 plus years of knowing how to do business in Mexico could be utilized, if desired. Good whitetail country, quail, both bobwhite and blue (Scaled quail), dove, bear, and lion.
